Let's face it; we're in a tough market for anyone wanting (or worse, needing) to sell their home. Regardless that the DFW Metroplex remains one of the best markets in the US, it's still a 'buyers' market and the buyer's get to call the shots...to a point. The current market is challenging, but it is not impossible. In reality, "It's All About The Marketing"! From million dollar homes in Plano, Frisco, Richardson and Dallas to three hundred thousand dollar homes in Murphy, McKinney, Allen or Garland it still comes down to the Marketing! It's true that the market "sets the price" of a home, but it is also true that condition and marketing "determine the market". The reality is, if you are trying to sell a home for $110,000 in a $100,000 market you should have that home in better condition than any others in the area. More importantly, you will need a marketing plan to get that home to stand out and prove that it is worth $10,000 more than the house next door. It is not as difficult as it sounds, but it does require a dedicated, full time, Realtor® to ensure success. The Realtor® should have an internet presence on multiple sites, published advertisements, be willing to host and advertise (phone calls, e-mails, mailings, door hangers, flyers, business cards, etc.) numerous 'Open Houses". Finally, in todays market the Realtor® needs to be affiliated with, and supported by a national organization with a strong, lead capturing, internet presence and a corporate relocation business.
